Were you denied on your roof claim?

This year was a very busy year for roofing contractors throughout the Metro Atlanta area.  Many homeowners had their roofs replaced due to the hail and wind storms which occurred from Spring of 2009 through the Spring of 2011.  We’ve also seen a large percentage of homeowners who have been denied on their claims.  If you are one of these people, you are not alone.  It doesn’t seem fair that your neighbors all got a new roof and you didn’t.  We see it EVERY day.

The bottom line is, each claim is treated as an individual case by the insurance company regardless of what happened at your neighbor’s house.  Each adjuster has the right to approve or deny a claim, and each adjuster is different.  We’ve seen houses get denied which are in much worse shape than houses we’ve seen approved.  It’s totally subjective.

What can you do?  The answer is simple.  Protect your home now, and if possible, wait for the next storm. Why protect your home now?

If your roof is 5 years old we highly suggest you have maintenance done to your roof to “hold you over” until you need to replace your roof.  When your roof is built you generally have rubber pipe jacks around your plumbing pipes.  These sleeves dry rot after a few years, and they are a major cause of leaks.  Additionally, caulking is applied on any exposed nails and around areas where leaks are most likely to occur when the roof is built.  This caulk does not last for the life of your roof; and it needs to be redone every 2 or 3 years.

I’ve been denied on my Hail Damage Claim?

Many homeowners have seen most of their neighbors get new roofs from the hail storms in Atlanta of 2008-2011 only to be denied by their insurance company.  We see it quite often.

How does this happen?  Because the opinion of whether your home has damage or not is up to the adjuster who inspects your home.  It’s a subjective opinion based on what the adjuster believes is adequate damage to pay for your roof to be replaced.

Each insurance company has a requirement for the amount of hail “dings” they require in a 10′ x 10′ section of your roof (called a square).  Requirements vary from 6 “dings” up to 16″ dings per square.  We know what insurance companies require, so feel free to contact us at 404-933-6610 if you are interested in knowing the requirements of your insurance company.

We’ve run across many homeowners who have been denied once, twice, or in some cases…three times by adjusters who have inspected their roofs.  It’s often legitimate to complain when everyone but you got a new roof.,,sometimes it’s not.

There was a good article in the AJC about homeowners who have complained about their insurer treating them unfairly during their claim.  CLICK HERE to read the article.  It also gives information about filing a complaint with the State Insurance commission.  We won’t name names, but we have a good idea who gets the most complaints based on our dealings with the insurance companies.

If you haven’t had your home inspected and you haven’t put in a claim, we strongly suggest you have representation throughout the process.  First, you need a thorough pre inspection to determine if you have enough damage to put in a claim.  Next, you NEED someone to get up on the roof with the adjuster to make sure you are fairly represented during the inspection.  Finally, if approved, you need someone with experience to make sure you have been compensated fairly for your Hail Damage claim.
