Missing Shingles

Many homeowners experience damage to their roof when high winds occur during storms.  Sometimes it’s minor, and sometimes it’s major.

Insurance companies pay for wind damage in certain situations, but not in every situation.  Depending on insurers standards, the adjuster determines IF enough damage has occurred to justify replacing the roof.

First, you need to know what is determined as wind damage.  Tree damage is obvious. Missing shingles are obvious. Bent/creased shingles are not easily recognizable unless you climb on the roof to inpect the damage.

Why would an insurance company pay for a roof replacement for damaged shingles? Because a leaking roof causes more damage, and if interior damage occurs…the cost of the claim increases…especially if mold remediation/prevention is needed.

Understand, however, insurance companies aren’t going to pay to replace your roof “just because you need a new roof”. Insurance is not a roof replacement payment plan although many treat it this way.

If you have wind damage, leaks, etc., we recommend having your roof inspected to determine corrective action.  It may just be a repair, it may be worn out elements of your roof, i.e pipe boots, sealant around vents, nail pops, etc.  If the damage is significant, a claim may be warranted.  If the damage is minor, a repair may be all you need.  Either way, if shingles are damaged…a leak is coming sooner or later.

It’s not necessarily a claim worthy event “just because your neighbor got a new roof”. We see this often.  Frustrated homeowners because they didn’t get a new roof paid for after filing a claim.  Unfortunately, a claim goes on your record whether you get approved or denied.  This is just an opinion, but if you get too many claims on file…you may get dropped by your insurer.  Honestly, many “roof salesmen” don’t worry about this. They just want to “hopefully” get you a new roof.

At Home Asset Protection Services, or HAPS for short…we specialize in roof repairs.  We can fix anything on your roof.  Our roof repair technician Richard has been repairing leaks for 25+ years…and believe this….there is a right way and a wrong way to repair a roof.  If we see significant damage, we’ll suggest filing a claim as an option….but we’ll also give you a price for a repair.  This allows you the opportunity to make your own decision without pressure or false hope.

If you have concerns about your roof, call us at 404-933-6610 to discuss your issues.  We mostly service Gwinnett County including Suwanee, Sugar Hill, Buford, Dacula, Norcross, Duluth, Lawrenceville, and surrounding cities including Duwoody,, Flowery Branch, Gainesville, Sandy Springs, and Doraville.

We’re not storm chasers. We’re a roofing company with a proven track record of quality work, honest assessments, and fair pricing.  Our motto is to “do it right the first time’, and you have no idea how important this is.

If you have already been approved for a wind damage roof claim, we’ll be happy to assist you with the process.  The paperwork (adjuster summary) is hard to understand, and we will guide you through the process by educating you on the claim paperwork, making sure you have been properly compensated for replacement costs, and filing paperwork with insurance company to get back your recoverable depreciation.  So many don’t understand this.  IF you do the work, you generally get a final check for the depreciation which is withheld from initial claim check.  In other words, everything is paid for but your deductible.

Call George at 404-933-6610 if you have any questions.

Hurricane Irma Roof Claims – Gwinnett County and Metro Atlanta Area

Posted in Claims Guide, Wind Damage with tags , , , , , , , , , , , , , on September 8, 2017 by HAPS

With the approach of Hurricane Irma, we expect a rise in roofing claims due to wind damage from the storms.  Unfortunately, we also expect an increase in out of state storm chasers coming into town to sell homeowners on filing claims.

At Home Asset Protection Services, LLC, or HAPS, we have been helping homeowners with roof replacement, roofing claims, and roof repairs for several years.  We are local to the Atlanta area, and we focus on the Northeast side of town including the cities of Alpharetta, Buford, Collins Hill, Cumming, Dacula, Duluth, Flowery Branch, Lawrenceville, Norcross, Peachtree Ridge District, Sugar Hill, and Suwanee.

Filing the claim is the easy part. Understanding the claim paperwork (adjuster summary), missed items in insurance adjuster summary, filing for recoverable depreciation, filing supplemental claims for proper compensation….and most importantly….getting the work done efficiently and properly…are areas where you need help. Call us at 404-933-6610 to discuss your roof issues, and we can repair your roof or help you with the entire claims process from start to finish.  If you have leaks, they need to be repaired, and they’re not always storm related. If you experience wind damage, the leaks may not surface immediately, so take a look at your roof after the storm to see if you have any missing or creased shingles. Don’t climb on the roof. It’s not safe unless you’ve got experience and the right equipment to safely navigate the area.

Based on our experience, using a local roofing contractor is paramount following a storm with high winds, hurricanes such as Irma, or hail storms (usually in the spring).  Also, using a roofing company who specializes in leak repairs is an integral part of choosing the right roofing contractor.  If you use an out of state contractor, who are you going to call if you have a problem?  If a company doesn’t specialize in repairs, how do you know they are re-roofing your home properly.

Common issues we see with improperly built roofs include…

  1. Improper flashing at walls and chimneys,
  2. No chimney pan or cricket on back side of chimney.
  3. No flashing replacement due to need to pull back siding to replace.
  4. Re using old turtle vents.
  5. Improper pipe boot installation.
  6. No ice & water shield in areas prone to leaks
  7. Improper roof ventilation.
  8. Not filing permits in cities which require permits.

and the list goes on and on. When a roof is built…it’s supposed to last. It only takes a pinhole to leak.

As for filing claims, insurance companies assessment of damage varies depending on company. Most insurance companies “approve” claims based on a determined amount of damaged shingles on each slope of the house.  In other words, if you have wind damaged shingles on the front of your home and none on the back of your home…you will most likely only qualify for a partial roof replacement.

Another factor is the condition of your shingles. If shingles are brittle, it’s impossible to change a shingle without the shingle above it cracking.  This is the main reason roof claims are approved for wind damaged shingles.  Generally, with a “new” roof (less than 7 years), the shingles will most likely “pass” the brittle test.

Understand, approval of a roof claim is a subjective opinion based on the insurance adjuster/company.  Some companies are more generous in their assessment while others are very difficult to deal with.  Call us at 404-933-6610 to discuss our opinions.

Finally, understanding supplemental claims and depreciation are a complex part of the process. If you handle the claim and hiring of a contractor on your own, you may get shortchanged…or even taken advantage of.  Use a local company with a proven track record of honesty and quality work.

We hope you’ll consider Home Asset Protection Services (HAPS) if you have issues on your roof.  We can repair or replace your roof, and we do it right the first time.  Call us at 404-933-6610 today if you are having issues with your roof; and if Hurricane Irma hits the Atlanta area, we pray for the safety of all.

Service Area – Alpharetta, Buford, Collins Hill, Cumming, Dacula, Duluth, Flowery Branch, Lawrenceville, Norcross, Peachtree Ridge District, Sugar Hill, and Suwanee.

Severe Storm Damage July 6, 2016 in Gwinnett County

Posted in Claims Guide, Roofing Articles, Wind Damage with tags , , , , , , , , , , , , , , , , on July 6, 2016 by HAPS

On July 6, 2016 a large squall line brought severe storms through Gwinnett County taking down trees in many areas including Berkeley Lake, Buford, Grayson, Lilburn, Lawrenceville, Snellville, Sugar Hill, and Suwanee.

In addition, many roofs were damaged from high winds across the county.

Home Asset Protection Services, LLC (HAPS) is a local roofing company who has many years of experience dealing with roofing claims and the insurance claims process.  While homeowners are familiar with the big hail storms in 2009 and 2011, many are not familiar with wind damage claims.

First and foremost, if you have tree damage on your home, call 404-933-6610 to have emergency tarps on your roof to stop further damage.

Next, If you are interested in potentially having your roof covered by your homeowners insurance, now is a good time to look into the possibility.

FYI, here is what is about to happen.  Storm chasing roofing companies will come into town, hire a bunch of door to door salesmen familiar with the process, and start visiting your home to help you file a claim.

Herein lies the problem. Many of these companies are out of state.  If you get your roof replaced by out of state companies…who are you going to call if you have a problem?

We have been in the Gwinnett area for several years, and over the past few years approximately 80% of our work has been roof leak repairs…often due to shoddy construction.

In many cases we advise homeowners with newer roofs to call on the contractor who warranties the work. Guess what? Company is out of business, and homeowner is stuck holding the bag.

We’re not saying all roofing companies are like this.  There are many reputable roofing companies in the Metro Atlanta area; and the lack of storms over the past few years have weeded out some of the bad apples.

With that being said, we highly recommend you using a LOCAL company to assist you with your roofing claim who is honest, experienced in roofing and repairs, and experienced in the roofing claims process.

If you would like to have your roof inspected from storm damage, call HAPS at 404-933-6610. We will ask a few questions and determine if your home is in an area susceptible to roof damage.

Don’t delay. While only an opinion, the longer you wait…the less chance you have of getting your roof approved.

Call HAPS today at 404-933-6610.

2015 Hail Damage in Atlanta area

Posted in Atlanta Hail Damage Information, Claims Guide, Roofing Articles with tags , , , , , , , , , , , , , on April 22, 2015 by HAPS

Is this hail, a blister, tree damage, mechanical damage, or vandalism?

Okay, we had the first storm of the season where hail damage occurred on the Northern side of Atlanta.  If you live in a line from Marietta to Roswell to Johns Creek to Suwanee and surrounding areas you probably had hail fall near your home.

You may or may not have damage.  If you’ve lived in the area for 5 years you’ve probably been through this before. Either you chose not to pursue or you were denied on your claim.  Call us at 404-933-6610 if you suspect your home sustained storm damage and we’ll be honest in explaining the process and evaluating your situation..

HERE come the STORMCHASERS!

We’ve been doing this awhile.  When a hailstorm hits a town the companies ramp up the sales teams and the out of state companies move into town to offer claims services to homeowners.

Only word of caution here is…they generally do a good job getting your roof approved & handling the paperwork. They offer special deals, they make sure the job gets done, and you get a new roof.  Here lies the concern/Problem Many leave town after the claims die down and move on to the next “hot” area.  What do you do if you have an issue with your roof 6 months or a year from now?  Good luck with that.

We’ve been around this block before.  During the past 2 years hail damage claims have been few and far between in the Cobb, Fulton, and Gwinnett County area.  Many companies folded or moved on.  We’e hung around and have been doing leak repairs and roof replacements for out of pocket customers to “weather the storm” of few claims.  If a company specializes in leak repairs they generally know the roofing business…not just the claims business.

Unfortunately for homeowners alot of the repair work we’ve done over the past couple of years has been from poor installation from the big hail storms in 2009 and 2011 because the homeowner couldn’t reach the company who did the original work.  Note: this is not all companies, but there are a good number who are no longer around.

We’ve got plenty of experience dealing with insurance claims, we’ve got plenty of experience helping you get fair compensation for your roof (if approved) and we’re local so you can find us in the future if 1. You by some chance have an issue or 2 If you need other home repair services.

You WILL have plenty of “door knockers” and phone calls about getting a “free” roof.  Legally, you can potentially get a new roof paid for….but you do have to pay the deductible.

If it sounds too good to be true….trust your gut.

You are welcome to call HAPS at 404-933-6610 if you have any questions or if you would like for a LOCAL company who’s NEVER had a BBB complaint in 6 years.

In closing, these roof sales guys work hard canvasing neighborhoods so hopefully you will show them courtesy while kindly looking for an experienced local company with a proven track record.

Getting ready for storm season.  Generally Hail Storms occur in the Spring of the year.  When hail or wind storms occur…it’s very important that you have your home checked for Hail Damage within a short period of time after the actual hail storm date.  Why?  Because Insurance companies are generally more likely to approve roofing claims for hail damage right after the storm.

At HAPs we’ve got years of experience in determining if damage has occurred and we have years of experience dealing with the insurance adjusters who inspect your roof for hail damage or wind damage to determine if your claim should be approved for roof replacement.

It is totally up to the insurance company, however, our experience in roofing claims, roofing construction, and roofing repair is a valuable tool for helping you get approved for your roofing claim.   Why?  Because you have someone on the roof during the adjuster appointment to help show the adjuster where the hail damage occurred.

If you have leaks or if you believe you may have damage to your roof, call Geovani Reyes at 770-906-1356 to arrange for an inspection of your roof.  If hail damage or wind damage is not present, we can give you an estimate for repairs which need to be done to stop the leak.

Be proactive with your roof.  A leaking roof can lead to much larger problems if you don’t take care of your roof.  If you need roofing services in the Atlanta, Georgia area, call us today.

Large Hail Causes Damage Across Metro Atlanta Area March 2013

Posted in Atlanta Hail Damage Information, Claims Guide, Roofing Articles with tags , , , , , on March 18, 2013 by HAPS

Huge hail dropped on the Metro Atlanta area this week causing widespread hail damage across town.  Hail as large as 2.75″ dropped from the sky breaking windshields and causing damage to roofs.

Numerous reports have shown storm damage has occured from hail in many areas including Stockbridge, Riverdale, Douglassville, McDonough, Newnan.  Not only did hail hit the newsworthy areas, we also have confirmed reports of hail in many cities across the Metro Atlanta area.

Any hailstorms which produce hail over 1″ in diameter can cause damage to roofs.

We fully  expect the out of town storm chasers to rush into town in the next few days.  What does this mean to you, the homeowner?  First, you are in an area where insurance companies expect to pay for roof replacement.  That’s why the storm chasers come into town.  They know the percentages of approval of roof claims will be high for the next 6 months.

Here’s the problem you don’t understand.  They will help you file the claim and they’ll help you get your roof claim approved.  Those are the good things.  The downside is…. the out of town roofing companies will use roofing crews they don’t know and don’t oversee.  Then in 1-2 years when you have a problem because of poor installation…. they will be gone.

Home Asset Protection Services, LLC is a local Metro Atlanta based company located in Suwanee, GA.  We have years of experience in the hail damage claims industry, we know the adjusters, we know the area, and we have references all over the Metro Atlanta area who had their roofs replaced from a hail damage or wind damage claim.

If you are interested in fair representation from an honest company call George at 404-933-6610, Geovani at 770-906-1356, or Louis at 678-886-9600; or fill out a free inspection request form at CLICK HERE.  We’ll arrange for a free inspection to determine if you have enough hail damage to warrant filing a claim, and we’ll assist you through the entire claims process from filing the claim to building the roof to dealing with the insurance companies.

Don’t make the mistake of dealing with a storm chaser from out of town.  Otherwise, you might end up like the many homeowners who have utilized our leak repair division to clean up the mess left behind from sub par installation.

Don’t wait until it’s too late.  There are keys to success when dealing with hail damage claims and the insurance companies.  Contact http://www.HapsAtlanta.com today.

PS. For those of you who want to do your homework, feel free to read through this blog for more information on hail damage, roofing claims, and how the insurance process works when dealing with storm damage claims and insurance adjusters.

Roofing Atlanta: Why Quality is so Important (pros & cons)

Posted in Claims Guide, Home Improvement, Roofing Articles with tags , , , , , , , , , , , , , , , on March 14, 2012 by HAPS

In our line of work we see it all….and I promise you there is a big difference in quality vs. price in the roofing industry.

Common mistakes we see include:

  • Poor attention in valleys:  In the valleys you need extra protection other than shingles & felt.  We suggest (and always use) ice & water shield in the valleys.  This is an asphalt based material with an adhesive backing which sticks to the decking.  This prevents water from penetrating the valley.  Some use valley metal which is long lasting.  The only issue is it does allow water penetration at the edges because it is nailed down instead of stuck to the decking.
  • Nailing issues:  We often see common mistakes when nailing. 1. Not enough nails (we use 5 minimum per shingle) 2. High Nailing: this is where roofing crews nail the shingles too close to the top of the shingles. Picture shingles which have come loose in sections and fallen off the roof.  3. Low nailing: Nails applied below the lower row of shingles will cause a leak sooner or later.  4. Nail pops: This is where nails are sticking up and eventually poke through the shingle.  This can occur if crews don’t remove nails from previous roof or if nail gun pressure is set too low during application.  Short nails: this mostly pertains to the thicker shingles such as architectural shingles where the nail doesn’t penetrate the shingle, felt underlayment, and wood decking.
  • Flat areas: This is a big problem.  Flat roof sections don’t have enough pitch to channel water downhill so basic asphalt shingles and felt don’t do the job.  You either need entire area covered with Ice & Water shield with shingles or, better yet, use a 2 piece flat roof system which includes a smooth base sheet covered by an asphalt granular cap sheet. (See pics below).
  • Flashing: This is the metal material used to channel water where the roof meets walls or chimneys.  We do leak repair on many roofs and flashing issues are the problem most often…especially on brick chimneys.
  • Poor ventilation: Proper ventilation is necesary to allow your roof (and attic) to “breathe”.  This prevents shingles blisters, it keeps the attic cooler, and it is necessary to maintain your shingle manufacturers warranty.  Proper roof ventilation can be ridge vent, power vents, and/or turtle vents (square “boxes”).  The proper ventilation has to be determined on a case by case basis depending on the type of roof you have and the square footage which needs to be ventilated.  We see 4′ of ridge vent on a tiny peak installed to ventilate  1200 SF of space.
  • Poor Preparation & Cleanup:  It is best to put tarps out in the areas surrounding structure to prevent unecessary damage to yard, driveways, plants, etc.  While it is almost impossible to take 1000 lbs + off a roof without some minor damage to plants, etc. proper prep will minimize issues.  Also, it is wise to move outdoor furniture, potted plants, etc before work begins.  Finally, advise roofing company supervisor of delicate areas such as tomatoe plants where you would like debris kept away as much as possible.  Cleanup is self explanatory.  If they don’t pick up the nails and debris you will not be happy.
  • Poor Project Management:  many companies use crews they barely know and there is no one to oversee that the work is being done properly.  They choose cheap labor to make more money, and the owner or project manager doesn’t take the time to ensure “danger zones” are taken care of.  I know of several BIG companies who use cheap, unkwown crews…..and the owner’s rarely ever go to a job site.  FYI, advertising doesn’t make a company great…..quality work and strong customer service works.

I hate to say it but we see alot of the above when we are reroofing homes in the Metro Atlanta area.

One way to determine if a roofing company knows what they’re doing is to ask if they do leak repairs.  If they say no run like the wind.  Many won’t perform leak repairs because they are afraid they can’t diagnose and correct the problem.  If they won’t offer to repair the leak, but instead ask you to file a claim for a new roof you should probably be cautions.

I’m not happy writing this post, but I feel compelled in order to educate homeowners on this industry.  We have lost jobs where we KNOW problems will occur as competitor pricing is below proper material and labor cost.  Roof replacement is not something you want to cut corners on.  Leaks can damage ceilings, walls, flooring, furniture, and lead to mold issues.

Our company Home Asset Protection Services does it right.  We ALWAYS use ice and water shield in valleys, at flashing, and around vents and exhausts, we ALWAYS use 5 nails minimum per shingles, we ALWAYS use proper ventilation, we ALWAYS use correct flashing techniques, and we ALWAYS guarantee our work.

See pictures below from a recent project where specific expertise was required and additional services were provided to make the client extremely pleased they chose HAPS as their roofer.

Roofing Done Right !

Pictures of a recent project completed in Dunwoody.  First picture is the completed job DONE RIGHT!   Second picture shows where we installed additional downspout which takes water fromt the top roof to the bottom roof gutter.  Picture 3 shows the damaged decking which was caused by the previous gutter system.  We changed out the decking and added additional gutter and downspout in the open area.  Picture 4 shows properly installed ridge vent which gave the roof proper ventilation to maintain manufacturer’s lifetime shingle warranty.
